Do I have to hand over my property?
No. Ownership, domestic authority and the keys stay with you. We run the letting on your behalf. You can block periods for your own use at any time.
What does it cost me?
The first conversation and the assessment of your property are free of charge. For ongoing management we charge from 15 % of the overnight revenue – that is the total booking amount paid by the guest, including the cleaning fee and excluding tourist tax – and a one-off setup fee from €490, each plus 19 % VAT. Cleaning, laundry and caretaking are not included and stay with you. We agree the exact rate in writing before we start.
Do I need to renovate first?
Rarely in a fundamental way. It is usually about small things: lighting, bed linen, crockery, a key box. What makes sense in your case we discuss after getting to know the property.
Who is liable if a guest damages something?
That is handled through the booking platforms. Airbnb and Booking.com cover damage caused by guests as part of their host programmes.
Do I need a permit?
That depends on the municipality and the property. In some cases a registration is required. We tell you what needs checking in your case. The decision and the registration remain with you.
What happens to my current tenant?
Nothing you don't want. An existing tenancy is not touched. The model applies when a tenancy ends anyway, a space stands empty or a room has never been let.
